Why do you require a copy of the Title or Deed of Sale?
For security verification purposes, we require a copy of the Certificate of Title, or the Deed of Sale, or at least the Contract-to-Sell. Without at least one of these documents, there’s no practical way for us to be sure that we are really dealing with the owner or his authorized representative.
In the case of the Deed Restrictions, we require it so that we will be aware of the restrictions imposed on the property. This way, we will be able to comply with these restrictions and avoid getting charged with penalties or other claims.
