Frequently Asked Questions:

  1. Our signup process is as simple as the following:

    • Send us the details of your property and some info about yourself, by filling in and submitting the form above.

    • We will get back to you with the listing agreement for your signature. And depending on whether or not you have a representative who can facilitate the viewings, we may also need an authorization letter from you.

    • If you don’t have a representative to facilitate the viewings, you will have to provide us with a key, so we can show your unit to prospective tenants.

  2. The following are the salient terms of our listing agreement:

    1. Our service fee will depend on the length of the lease contract signed by the lessee, and will be as follows:

      • One month’s rent, for every 12 months contracted, collected at the start of each year.

      • 10% of the whole amount of the contract, for periods less than 12 months, collected at the start of the period.

    2. The marketing costs will be shouldered by PPE, as well as the expenses for the photo-taking, viewings and lease contract signing and notarization.

    3. The security deposit from the tenant will be deposited to owner’s bank account. Owner will be solely responsible for returning the security deposit to the tenant at the end of the lease.

    4. For efficiency, PPE’s standard lease contract will be used. (A copy of our lease contract is available here for owners to review.)

    5. The lease contract will be between the owner and the tenant/lessee.

    6. Concerns and communication between the tenant and the owner may be relayed via PPE as their broker. The tenant and the owner may also communicate directly at their option.

    7. Overseeing and arranging for repairs and maintenance works to be done, are outside the scope of PPE’s responsibilities under this listing agreement. We can provide these services for you with additional charges. (These are available without additional charges, only in our Comprehensive PM Package)

  3. Our service fee will depend on the length of the lease contract closed, and will be as follows:

    • One month’s rent, for every 12 months contracted, collected at the start of each year.

    • 10% of the whole amount of the contract, for periods less than 12 months, collected at the start of the period.

  4. If you currently do not have a representative or a caretaker of your property, then PPE will require a copy of the keys to the unit. This is needed for efficiently conducting viewings with prospect tenants.

    But if there is a caretaker or a representative of the owner who can assist PPE’s staff in the viewings with prospect tenants, then PPE does not need to be provided with a key.

  5. You will have the option to specify it in the listing agreement. Although, non-exclusive listings will not be prioritized in our inventory. We will be actively advertising only those that are listed with us exclusively.

  6. If you opt for the non-exclusive listing agreement, we will still faciliate the viewings with the prospect tenants of other agents and brokers. We will just split the service fee with the other agent or broker.

  7. Some condo admins require a Special Power of Attorney (SPA) for owner’s agents or representatives, before granting them access to the unit, even for viewings only. So, if you’d like to provide us with a key to your unit, we will also need this special authorization from you.

    However, if you already have a representative or a caretaker who can show your unit to our prospect tenants, then there is no need to grant us this special authorization.
