What if the tenant is always late in paying his rent?
So far, our tenants seldom get late in paying their rents. This is mainly due to our pre-lease requirements, especially the post-dated checks. And in the rare occasions they do get late, they usually have a reasonable cause for the delay.
But in the unlikely case that they just do it without any reasonable cause, we take responsibility since we are the ones who vetted and accepted our tenants. We will actually cover for the delayed payments so that the unit owner will continue to receive his expected rental proceeds as per the lease contract.
And then it will be up to us to enforce the stipulations in our lease contract that covers this situation. This way, the unit owner does not have to worry about the quality of the tenants we provide. This is a guarantee we’ve never seen any other broker or agency provides.
